Snug Property Services is committed to providing the support you need to protect your property and maximize your investment.


Before letting your property we will:

  • Disclose in writing any existing conflict of interest - or any circumstances which are likely to result in a conflict of interest.

  • Agree with you, in writing, the terms of appointment including fee and commission structure and any other services for which additional fees may be charged.

  • Draw your attention to any possible need for services not supplied by Snug Property Services.

  • Visit the property and give you advice on any action you need to take before you let the property.

  • Give you advice on the level of rent you can expect.

  • Arrange for safety checks on gas and electrical appliances to be carried out, if part of your service level agreement.

  • Explain both your rights and responsibilities and the tenant's rights and responsibilities.

  • Give you advice on what action to take if the property is mortgaged.

  • Give you advice on insurance schemes which may be available to protect your interests and which are not normally covered in standard household policies where a tenant is in residence.

  • Accompany prospective tenants on all viewings.

  • Arrange for independent tenant screening.

  • Arrange for the preparation of a schedule of the condition of the property and its contents.

  • Prepare a tenancy agreement and take a deposit to protect against possible damage.

  • Transfer the bills for the services for which the tenant will be responsible into the tenant's name.


During the tenancy we will:
  • Manage your property in compliance with all current applicable legislation.

  • Collect the rent and pass it on to you (less agreed deductions) every month or as otherwise agreed.

  • Maintain a separate account to hold all money and ensure that your accounts can be individually identified. Such funds shall be held in a clearly designated client account at a recognised bank.

  • Keep detailed records of all transactions relating to your property and give you a statement of account as often as agreed with you, usually monthly.

  • Visit the property periodically during the course of the tenancy as often as agreed with you (for example, every three months) to check that it is being suitable looked after.

  • Arrange to have routine maintenance work carried out, up to a limit agreed with you.

  • Provide, in the case of major works, a written estimate and obtain your consent in writing before proceeding.

  • Respond promptly to both your and the tenant's enquiries.

  • Keep an eye on the rent payment record and take reasonable steps to prompt payment of any money owed.


Before the tenancy ends we will:

  • Give you advice on your options including reviewing the rent and extending or ending the tenancy.

If you want to end the tenancy, we will:
  • Serve the correct notices on the tenant.

  • Check the condition of the property and any contents and discuss any repairs with you before giving the deposit back or arranging for repairs.

  • Collect the key and make sure that the property is secure.

Note: If we are not employed to collect rent or manage your property, only the sections of the service standards which are relevant to finding a tenant and letting your property will apply.
