Property Services is committed to providing the support you need to find
and enjoy your new home.
We provide service regardless of race, ethnic or national origin, sex,
or sexual orientation.
We do not demand payments in consideration of registering your name or
requirements, or in consideration of supplying particulars of houses or
flats to let.
Before your tenancy starts, we will:
- Ensure that properties have complied with all required safety checks,
i.e. fire safety, furnishings, gas and electrical services.
- Explain your rights and responsibilities and give you an informed
and professional response to any queries you may have before or during
your tenancy.
- Disclose in writing any existing conflict of interest - or any circumstances
which are likely to result in a conflict of interest.
- Disclose any services for which additional fees may be charged.
Before
you rent the property, we will:
- Have provided advice to the landlord concerning any repairs or refurbishments
which are necessary to put the property into a fit state for letting.
- Have advised the landlord of your rights and responsibilities as a
tenant.
- Ensure that you are provided with copies of safety certificates on
gas and electrical appliances before you become committed to the tenancy.
- Advise you on insurance schemes to protect your interests.
- Go with you to view unoccupied property.
- Provide details ("a schedule" of the condition) of the property
plus a list of its contents and agree it with you.
- Require a deposit from you. We will explain the basis on which it
is being held and the purpose for which it is required.
- Confirm that your deposit will be held in a separate Client Account
at a recognized bank.
- Transfer the bills for the services for which you will be responsible
into your name.
- Provide you with landlord contact details if Snug Property Services
is not employed to manage the property.
During the tenancy, we will:
- Arrange with you in advance a time for access to the property in order
to inspect the condition of the property in accordance with the tenancy
agreement.
- Respond promptly to your requests for maintenance or repairs which
might in some cases have to be referred to the landlord for approval.
Before the tenancy ends, we will:
- Serve you with the correct period of notice as set out in the tenancy
agreement.
- Arrange to check the condition of the property and draw up a schedule
of any deductions to be made from your initial deposit.
- Return your deposit within three business days if the property is
in good order. Return your deposit, less any appropriate deductions
if there are any damages, within 10 business days.
